Kimyoviy tarkibi \u2014 FeFe2O4 tarkibi va xususiyatlari o&#8217;zgaruvchan bo&#8217;lib, vujudga kelish sharoitiga bog&#8217;liq. Kub singoniyada kristallanadi, oktaedr kristallar va rombdodekaedr ko&#8217;rinishdagi yaxlit donador agregatlar hosil qiladi. Rangi qo&#8217;ng&#8217;ir qora, metalldek yaltiroq. Qattiqligi 5,5\u20146,0; zichligi 5200 kg\/m3. Kuchli magnit xossasiga ega. Tarkibida titan (1U)-oksid (TYU2) bo&#8217;lsa titanmagnetit va xrom (Sh)-oksid (0,0,) bo&#8217;lsa xrommagnetit deb ataladi. Magmatik tog&#8217;jinslarida, gidrotermal konlarda, ba&#8217;zan cho&#8217;kindi jinslarda uchraydi. Magnetit temir olinadigan asosiy xom ashyo hisoblanadi. Magnetitning yirik konlari gabbro va gabbropiroksenit-dunitli formasiyalarning magmatik jinslari, sienitlar, o&#8217;ta asosli ishqorli jinslar va karbonatitlar, kontakt-metasomatik tuzilmalar, vulkanogen-cho&#8217;kindi jinslar bilan bog&#8217;liq.
