Unga ko&#8217;ra, ijaraga beruvchi ijaraga oluvchiga haq evaziga mol- mulkni vaqtincha egalik qilish va foydalanish yoki foydalanish uchun topshirish majburiyatini oladi. Ijara shartnomasi bir yildan ortiq muddatga mo&#8217;ljallangan bo&#8217;lsa, taraflardan birontasi yuridik shaxs bo&#8217;lgan hollarda esa \u2014 muddatidan qat&#8217;i nazar, yozma shaklda tuzilishi shart. Ko\u2019chmas mulk ijarasi shartnomasi davlat ruyxatidan o&#8217;tkazilishi lozim. Ijara shartnomasida mulk huquqining kelgusida ijarachiga utishi nazarda tutilgan bo&#8217;lsa, u bunday mulkning oldi-sotdi shartnomasi uchun mo&#8217;ljallab, unda belgilangan muddatga tuziladi. Mulk ijarasi muddati shartnomada belgilanmagan bo&#8217;lsa, shartnoma nomuayyan muddatga tuzilgan hisoblanadi.
